The Villa Guillaume
was built in 1990 by the parents of the present owner. It is
used regularly by four generations of the same family,
as the original owner’s grandson is now a father himself.
It was built in the style of a traditional Landaise villa and has
a totally private and enclosed garden to the front and rear. The
very attractive mature rear garden faces the forest. The garden
is professionally maintained and has an integral watering system.
The villa is fully double-glazed, insulated and centrally heated.
There is a garage which can be used to store bicycles, windsurfers
etc., and in addition there is ample parking space within the fenced
garden.
The Villa Guillaume is situated approximately 500 metres from
the nearest swimming lakeside beach on the Lac de Sanguinet. The
lake is a freshwater lake, roughly the same size as the island
of Guernsey, and it is very shallow around the perimeter, so it
retains the heat from the sun. Consequently, it is possible to
swim in the lake from May to October. During the summer months
the normal water temperature at the lake is 26C and it is ideal
for even the smallest toddler as it is very shallow and sandy around
the perimeter.
On the ground floor the attractive and prettily furnished L -
shaped lounge/dining room has two sets of full length double French
windows leading to the terrasse at the front and side of the property.
The kitchen also has a full length glazed door leading to the side
terrasse. The kitchen equipment comprises a washing machine, dishwasher,
a larder size fridge/freezer, a microwave and a cooker with an
oven and a four ring hob (three gas and one electric ring). Also
on the ground floor, there is a bathroom with a shower, a bidet,
a toilet, and a washbasin. There is a further separate toilet and
two bedrooms, one with a double bed and one with two single beds.
The open tread pine
staircase leads to a mezzanine area which has a further bedroom
with two single beds to one side of the stairs.
The other side of the stairs has a sitting area with a settee and
a chair – and a balcony which overlooks the front of the
property.
The rear garden has a terrasse with an electrically operated awning
blind and a permanent brick-built barbecue. Both the front and
rear terrasses are equipped with patio chairs and tables, perfect
for al fresco dining whatever the weather. |
